Description

Supermac’s, Ireland’s largest indigenous quick service restaurant chain is seeking an experienced Property  Manager to join it’s dynamic team in their Galway based Head Office.

Reporting to the MD,the Property Manager provides overall supervision of all company and privately owned property, both commercial and residential, overseeing leases, rent reviews, maintenance issues, maximizing income whilst reducing cost. In addition responsibility for site/property acquisition, agreeing leases, liaising with various external bodies as required, applying for planning, and generally taking responsibility for all property as if the owner.

RESPONSIBILITIES:

  • Takes responsibility for all company owned and privately owned property.
  • Deals with owners, tenants, solicitors, tradesmen, builders, auditors, agents etc. in carrying out the day to day property/project management role.
  • Ensures rent payments are up to date and on time, all utility bills paid and/ or transferred to new occupiers, monitors incoming rates and service charge invoices, liaises with tenants and landlords as required.
  • Takes responsibility for rent reviews, lease expiry, service charge calculation, rates revaluations.
  • Responds to maintenance queries of tenants, organises and supervises repairs and maintenance to completion.
  • Responsible for Applying for Planning Permission where appropriate.
  • Takes the lead role in leasing commercial and residential property, liaising with potential tenants, agents, external property management companies, etc.
  • Preparing letting particulars, accompanying viewings, negotiating offers, lease renewals, building inspections, etc.
  • Works within budgets, accurately estimates projects, behaves as an owner in the control of costs.
  • Makes arrangements in times of absence to ensure progression of work.
  • Liaises with relevant authorities/departments in the course of work.
  • Ensures Health & Safety criteria are met and implemented, taking account of sub contractors, tenants, and the public in general.
  • Monitors insurance renewals (property and EL/PL policies), seeks alternative quotes, updates schedules, seeks details of insurance from tenants.

THE IDEAL CANDIDATE:

  • Minimum of 5 years experience in Estate Management
  • Possess a professional qualification in Property Management
  • Proven track record in contract negotiations, service charges, rental collection and dealing with letting
  • Possess excellent interpersonal and communication skills are essential for building effective business relations and business development
  • Full Driving Licence
